J.B. Denny Company has a proven track record in working with Architects
to value engineer complex projects both during design development and
during construction. All three of our projects for Olympia Development
Corporation; Reflections IV, Ticketmaster and the Convergence Office
building required intense value engineering in order to meet the budget
restraints. In all three cases, we were involved with the architect,
engineers and owner’s representative well in advance of the start of
construction, preparing preliminary budget estimates in order to assist
the owner with major design decisions. With the Convergence office
building, we are still working with the Owner and Architect on major
design changes at the end of April, 2000 with the steel erection in
progress. On the Chesapeake Medical Building, we had a very tight budget
which was established upfront with no contingency. We were able to stay
within the budget in spite of placing the structural steel order just
ten weeks prior to when erection had to begin in order to meet the
schedule. In addition severe weather delayed the site development for
several weeks in early September, 1999 and the project was still
delivered on time. |
